Kensington Forum Hotel

Constructed in the early 1970s, the building has dominated the surrounding skyline ever since. Further to several proposed schemes, including demolition, being granted permission - the building's new owners have opted for redevelopment & refurbishment of the existing structure.

The wider scheme will see a 749-bed-hotel, 340 serviced residences, as well as 62 Social Rented homes, making it the first private development in London to deliver 100% genuinely affordable homes. A reinstated garden square at the heart of the site will also provide the only publicly accessible green space within 1km of the site, a further £2.8 million will be put towards public realm improvements to the area around Gloucester Road station.

Singapore’s Fragrance group purchased the West London, 906-room Holiday Inn Hotel in 2022 which Clarke will be responsible for the full window replacement of this 1970s build. Clarke are undertaking the replacement of over 900 windows, precast cleaning and remediation works. This project will be a benchmark for our circular economy strategy by collaborating with St. Gobain, by recycling all glass and all aluminium framing back into our supply chain. Frames and new glazing will be replaced throughout the entire build bringing this build back to life.

Before & After

In 1974, a roving london surveyor Bernard Selwyn captured 2 rolls of film from the Penta Hotel (Kensington Forum Hotel) of the london skyline surrounding the project.  The 25 storey hotel was originally designed by Richard Seifert and partners and built in 1971-1972. An architectural review at the time described it as "Bad dreams coming true."  and "a terrifying interruption of the weave of this part of London" but 50+ years on and the Clarke Re:Purpose team are on site to bring this amazing, beautiful building back to life.  This is a comparison of the same section of skyline in 1974 and 2024.
